Ms. Kathy Glanzer <br />April 3, 1994 <br />Page 2 <br />of the remainder of the traffic desiring to go east on Little Canada Road will utilize the Country <br />Drive access. <br />The development will add approximately 500 vehicles per day to southbound Country Drive at <br />Little Canada Road. The p.m. peak hour volume of 32, however, should not create any <br />operational problems or concerns. <br />Recent counts by Ramsey County on Little Canada Road indicate that approximately 16,000 <br />vehicles per day are near the SuperAmerica site. The SuperAmerica site will add a maximum <br />of 500 vehicles per day. Again, this is not a significant amount of traffic. <br />In addition, the existing land use does generate traffic for Little Canada Road. A rough estimate <br />of traffic volumes for a successful sit down restaurant on the site is approximately 800 vehicles <br />per day. Most of this traffic, up to 75 %, would be site generated traffic drawing traffic to the <br />area rather than diverting traffic already on Little Canada Road. Assuming approximately 50% <br />of the site generated traffic would come from the west, the closing of a successful restaurant <br />would decrease volumes on Little Canada Road west of the restaurant by approximately 300 <br />vehicles. This means the SuperAmerica site will only add approximately 200 new vehicle trips <br />per day to Little Canada Road west of the site. <br />We have also reviewed the onsite circulation based on site plans dated February 13, 1994. <br />Parking is provided in three areas. The four spaces at the corner of Country Drive and Little <br />Canada Road are accessible even with vehicles at the pumps. The parking is somewhat remote <br />from the store and probably would be utilized for employee parking. The four spaces plus one <br />handicap space on the west side of the property are also accessible with vehicles parked at the <br />pumps. In addition, traffic can get to and from the parking spaces with two vehicles waiting <br />to enter Little Canada Road at the driveway. The seven spaces on the north side of this site are <br />also accessible, but would be in front of the dumpster enclosure and on top of the underground <br />storage tanks. These spaces are also accessible with vehicles parked at the gas pumps and <br />should not be impacted by traffic entering or leaving Country Drive. Both the west and north <br />parking spaces will allow pedestrians to access the store without crossing in front of traffic <br />circulating on the site. <br />Cars parked at the gas pumps will not block any circulation onsite. There is potential for some <br />minor interference and for some maneuvering to get to a vacant gas pump area when others are <br />filled. However, it should not be a problem of any magnitude. <br />We also reviewed circulation from both Little Canada Road and Country Drive to the gas pumps <br />and parking area and the return trips. It is possible for vehicles parked at the pumps to make <br />a ti -turn on the site to return to the driveway they entered. We anticipate that this maneuver <br />might be utilized by peak hour traffic which enters the station facing southwest and wishes to <br />return to the Country Drive driveway to get to the traffic signal on Country Drive at Little <br />Page 43 <br />
