NORTHERN AIR <br />75 SOUTH OWASSO BLVD. • LITTLE CANADA, MN 55117 161216909668 <br />CITY COUNCIL <br />CITY OF LITTLE CANADA <br />515 LITTLE CANADA RD <br />LITTLE CANADA, MN 55117 -1600 <br />DEAR COUNCIL MEMBERS, <br />3/29/94 <br />REGARDING OUR APPLICATION FOR A VARIANCE, WE WISH TO <br />EXPOUND IN FURTHER DETAIL THE REASONS UNDERLYING OUR REQUEST. <br />THE STEEL STRUCTURE BUILDING LOCATED AT 75 S. OWASSO <br />BLVD WAS PURCHASED IN 1990 BY TERRY GAETKE AND STEVE <br />ANDERSON. WE IMMEDIATELY BEGAN INTERIOR IMPROVEMENTS WITH THE <br />INTENTIONS OF USING PART OF THE BUILDING FOR OUR BUSINESS, <br />NORTHERN AIR CORPORATION, A HEATING AND AIR CONDITIONING <br />CONTRACTING FIRM. FURTHERMORE, WE SEARCHED FOR THE <br />APPROPRIATE TYPE OF LEASEE FOR THE REMAINDER OF THE BUILDING. <br />AFTER MANY CONFERENCES AND INTE RVIEWS, WE CHOSE GREAT PLAINS <br />SUPPLY AS A LEASEE. AMONG SOME OF THE REASONS FOR THIS CHOICE <br />WERE THAT GREAT PLAINS (A DOOR AND WINDOW BROKER) IS A CLEAN <br />OPERATION (ENVIRONMENTALLY SAFE) AND THEY SEEMED TO "FIT THE <br />MOLD" SET FORTH BY THE LITTLE CANADA ORDINANCES. MORE <br />IMPROVEMENTS WERE MADE AND GREAT PLAINS BEGAN OPERATIONS <br />EARLY IN 1991. SINCE THEN, THEY HAVE GROWN TO A POINT THAT <br />THE SPACE AVAILABLE FOR WINDOW STORAGE IS STRAINED. <br />THEREFORE, BECAUSE WE CONSIDER THEM DESIRABLE, AND TO <br />KEEP THEM AS A CLIENT AND IN LITTLE CANADA, IT IS NECESSARY <br />TO PROVIDE THEM WITH MORE STORAGE SPACE. <br />OUR PROPOSAL TO GREAT PLAINS IS A 30X78 ADDITION TO THE <br />EXISTING BUILDING, BUILT IN THE SAME MANNER AND AS CLOSELY <br />MATCHED AS POSSIBLE WITH THE EXISTING STRUCTURE. <br />AFTER RESEARCHING THE POSSIBILITIES, WE HAVE DETERMINED <br />THAT THE BEST BUILDING SITE IS ON THE NORTHERN MOST SIDE OF <br />THE PROPERTY. <br />OUR REASONS ARE VARIED AND, WE BELIEVE TO BE IN THE BEST <br />INTEREST OF THE CITY OF LITTLE CANADA. <br />FIRST, THE LAND DIRECTLY TO THE NORTH IS SPACE WHICH IS <br />UNUSED AND OFTEN UNTENDED BECAUSE IT IS BEHIND THE EXISTING <br />STRUCTURE. IT TENDS TO BE A "CATCH -ALL" FOR UNWANTED <br />MATERIALS (NOT OURS). <br />SECOND, THE ROOF LINE OF THE EXISTING BUILDING IS SUCH <br />THAT A NORTHERN ADDITION WILL MATCH UP, BE VISUALLY PLEASING <br />AND PREVENT DISCORDANCE WITH THE WATER SHED (I.E. OPPOSING <br />ROOF LINES MEETING PERPENDICULAR TO ONE ANOTHER). <br />Page 81 <br />
