THESE, WE FEEL, ARE AN ASSET TO THE <br />PROPERTY AND THE BEAUTIFICATION OF THE AREA. WE WOULD PREFER <br />TO LEAVE THIS STAND OF TREES UNTOUCHED. EXPANSION TO THE <br />NORTH WOULD ALLOW US TO LEAVE THE TREES. <br />FOURTH, WE ARE WILLING TO "DRESS UP" THE FRONT (SOUTH) <br />FACADE OF THE EXISTING BUILDING. ALTHOUGH PRELIMINARY AT THIS <br />TIME, WE HAVE DISCUSSED A NEW, MORE PLEASING ROOF LINE, <br />ENTRANCE ENHANCEMENT, NEW WINDOWS AND TRIM, SAVE LIGHTING, <br />LANDSCAPING AND A STUCCO SOUTHERN FACADE. THESE IMPROVEMENTS <br />WILL CREATE AN AESTHETICALLY PLEASING VIEW AS OPPOSED TO THE <br />STARK OLD STEEL BUILDING THAT IS SEEN NOW. WE BELIEVE THAT <br />THE LOOKS OF THE BUILDING ARE A DIRECT REFLECTION OF THE AREA <br />AND THAT THESE CHANGES WILL ENHANCE THAT REFLECTION IN THIS <br />AREA. <br />FIFTH, GREAT PLAINS WILL REQUIRE A SEMI TRAILER HEIGHT <br />LOADING DOCK. BY SETTING THE ADDITION TO THE NORTH AND EAST, <br />WE BELIEVE TRUCK TRAFFIC CONGESTION WILL BE KEPT IN CHECK. <br />SIXTH, NO ADDITIONAL EMPLOYEES ARE CONTEMPLATED, THUS <br />PARKING SHALL REMAIN THE SAME. <br />THESE FACTORS HAVE INDUCED US TO BELIEVE THAT THE <br />NORTHERN MOST LAND IS THE BEST POSSIBLE LOCATION FOR THE NEW <br />ADDITION. <br />THEREFORE, WE ARE ASKING FOR A SETBACK VARIANCE TO BE <br />ABLE TO BUILD AN ADDITION TO WITHIN 2 OR 3 FEET OF THE LOT <br />LINE. WE WILL HIRE A SURVEYOR TO ESTABLISH THE LINE IF <br />NECESSARY TO AVOID ANY INFRINGEMENT OF OTHERS PROPERTY LINES. <br />PLEASE GRANT OUR REQUEST.
