MINUTES <br />PLANNING COMMISSION <br />JULY 14, 1994 <br />Stockness requested approval of a Conditional Use <br />Permit to allow outdoor storage on the Spruce Street <br />property he would be purchasing from Mr. Mogren. <br />Stockness reported that he is proposing to develop a <br />16,712 square foot building on the site. Stockness <br />informed the Commission that he is a concrete <br />contractor and would relocate his business to the site. <br />The building would be a multi - tenant building. <br />Stockness indicated that he would have outdoor storage <br />of construction equipment and trucks. The outdoor <br />storage would be fenced and screened. There would be <br />no outdoor storage for other tenants in the building. <br />The City Planner reported that the Ordinance requires <br />that outdoor storage be screened from the public right - <br />of -way and from adjacent residential uses. While <br />screening is required from South Owasso Blvd., it is up <br />to the Commission as to whether or not screening would <br />be required from South Owasso Blvd. <br />Stockness described his proposed site plan, pointing <br />out that the outdoor storage would occur at the back of <br />the property. The building proposed would be 18 feet <br />high in the back, while the office area in the front <br />would be 12 feet high. <br />There was no one from the general public wishing to <br />comment on the CUP proposal. <br />Carson recommended approval of the Conditional Use <br />Permit to allow outdoor storage in the I -P District as <br />requested by Mr. Stockness for property on Spruce <br />Street. <br />Motion seconded by Davison. <br />Motion carried 7 - 0. <br />Stockness requested approval of a Variance from the <br />building materials requirement of 50% masonry coverage <br />as required in the I -P District. Stockness pointed out <br />the two soil engineers' reports which indicate that the <br />soils could not support the weight of a masonry <br />building without very expensive soil corrections. <br />DeLonais pointed out that the Frattalone building is <br />concrete, and that the building proposed on the Gervais <br />2 <br />Page 11 <br />
