Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />MEMORANDUM <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 11 July 1994 <br />RE: Little Canada - Stockness Subdivision <br />FILE NO: 758.09 - 94.17 <br />Background <br />Mr. Dan Stockness of Stockness Construction has applied for a <br />subdivision, a variance from the building materials standards of <br />the I -P, Industrial Park District, and a Conditional Use Permit for <br />Outdoor Storage in the I -P District. The proposed property <br />location is along Spruce Street, south of the Ryan Industrial Park, <br />and across from Frattalone Excavating. A companion request is <br />included in the subdivision application to split the northern -most <br />25 feet and combine it with the Nielsen Enterprises property for <br />additional parking area. _ e <br />Analysis <br />Subdivision <br />The subdivision would create three parcels out of the current one <br />at the northwest quadrant of Spruce Street and South Owasso <br />Boulevard. The Subdivision Ordinance permits the creation of not <br />more than three parcels by metes and bounds description, subject to <br />acceptance by Ramsey County. While formal platting is preferred, <br />the proposed subdivision meets the procedural requirements of the <br />Ordinance.
