The size of the Stockness parcel will be approximately 79,000 <br />square feet, 210 feet wide measured north to south, and <br />approximately 245 feet of frontage along Spruce Street. All <br />dimensions exceed the requirements of the I -P District. The <br />northerly 25 feet of the subdivision must be legally combined to <br />the remainder of the Nielsen property as a concurrent action, since <br />the Subdivision Ordinance does not permit the creation of non- <br />conforming parcels. <br />Conditional Use Permit <br />Mr. Stockness has requested a Conditional Use Permit to include <br />Outdoor Storage as a partial use of the new site. In the I -P <br />District, an Outdoor Storage C.U.P. is allowable subject to the <br />following conditions: <br />1. Storage area, in combination with semi -truck or trailer <br />parking as defined in Section 918.040. B. does not exceed <br />75% of the gross floor area of the principal structure or <br />25% of the lot area, whichever is less. <br />2. The area is fenced and screened from view of neighboring <br />residential districts. <br />3. The area is screened from view of the public right -of- <br />way. <br />4. The Storage area is paved. <br />5. Lighting is directed away from the right -of -way or <br />neighboring residential areas. <br />6. The area does not take up required parking space. <br />7. The procedural requirements of the Conditional Use Permit <br />section of the Zoning Ordinance are met. <br />The proposed site consists of 79,000 square feet parcel and the <br />building consists of 16,712 square feet. As a result, the maximum <br />amount of outdoor storage allowable would be 12,534 square feet. <br />The proposal consists of 12,200 square feet, within the 75% <br />allowance. The site plan indicates a "screened" storage area, <br />however the method of screening is not indicated on the plan. <br />Neither is there an indication of the paving material for the <br />storage area.
