MLr-uri_cnr '_ tx, C : cm] 1 i bon S roc i cuL n t
er 6. bad
2989 Cou itry Drive • Little Canada, Minnesota 55117 • Telephone (612) 633 -8900 • FAX (612) 481 -0700
August 9, 1994 "Where Quality Rules"
City of Little Canada
515 Little Canada Road
Little Canada, Minnesota 55117
Little Canada Planning Commission and members of Little Canada
City Council;
I shall be out of town August 11th and unable to attend the Planning
Commission meeting. However I felt it was important for me to
express my views on the upcoming issue of ABRA Auto Body entering
the City of Little Canada.
I-am a Little Canada Businessman. And I do believe competition is
a good thing. But I question how much competition one small area
can handle. Right now Little Canada supports no less than 9 auto
repair facilities. At what point does added competition jeopardize
the already established businesses?
Should ABRA build a new location on Rice Street their full intention
would be to pull business from the other Little Canada repair
facilities. For there is no new base or influx of growth in this
Rice Street location for ABRA to draw upon.
I also question the rapid expanse of this chain repair facility.
New locations have also just been approved or newly opened in both
Arden Hills and Shoreview. Is this another 7eleven we are witnessing
with a soon to be empty ABRA on every corner? This is not fast food,
there is a limit to this market.
Little Canada is trying to upgrade their image. Pulling in businesses
that are upscale and modern. As Little Canada's City Council has
pointed out repair facilities cannot help but show some abuse. After
all, the vary nature of their business is wrecked and damaged vehicles.
the more vehicles the better the business.
Is this the image we wish to project on a busy, heavily traveled
LIttle Canada roadway? And with that image in mind who would than
build next to this repair shop? Not a restaurant nor any retail
shops or even an upscale business complex. Your expansion would
become limited.
I would urge the Planning Commission to refuse this request at this
time.
Respectfully,
Dennis O'Connell, Suburban Auto Body, Inc.
Page 23
