4. No unlicensed or inoperable vehicles shall be stored on the <br />premises for more than forty -eight (48) hours, except in <br />storage areas that are fully screened from public view. <br />5. The site plan is modified to identify off - street loading <br />areas. Adequate off - street loading space shall be provided <br />for semi - trailer truck transports which does not conflict with <br />internal or external site circulation. Compliance with <br />Section 903.060 is required. <br />6. All repair, assembly, disassembly and maintenance shall occur <br />within a closed building, except minor maintenance. Minor <br />maintenance shall include work such as tire replacement or <br />inflation, adding oil or wiper fluid replacement. <br />7. The parking areas be striped and all handicap parking <br />designated. <br />8. The architectural appearance and functional plan of the <br />building and site shall not be so dissimilar to the existing <br />buildings or area as to cause impairment in property values or <br />constitute a blighting influence within a reasonable distance <br />of the lot. <br />9. The grading and drainage plans are subject to review and <br />approval by the City Engineer prior to issuance of a building <br />permit. <br />10. All lighting (if any) shall be hooded and so directed that the <br />light source shall not be visible from public right -of -way or <br />from neighboring residences. Any proposed lighting is subject <br />to review and approval by the City Engineer prior to issuance <br />of a building permit. <br />11. All signing and informational or visual communication devices <br />shall be minimized and shall be in compliance with Section <br />903.110 of the City Code. If the applicant wishes, a signing <br />plan may be submitted and be processed in conjunction with the <br />application for conditional use permit. <br />12. Outside storage must be in compliance with Section 911.040, D <br />of the Little Canada City Code. <br />13. The provisions of Section 921.010 are considered and <br />satisfactorily met. <br />14.
