The property is zoned I -P, Industrial <br />Park, and all outdoor storage is considered a conditional use in <br />the I -P District. The temporary walkways are used by the applicant <br />in providing access to new home construction prior to the <br />landscaping of the structure. <br />Analysis <br />Outdoor storage is allowed as an accessory use by Conditional Use <br />Permit, subject to the following conditions: <br />1. Storage area, in combination with semi -truck or trailer <br />parking as defined in Section 918.040.B. does not exceed 75% <br />of the gross floor area of the principal structure, or 25% of <br />the lot area, whichever is less. <br />2. The area is fenced and screened from view of neighboring <br />residential districts and uses. <br />3. The area is screened from view of the public right -of -way. <br />4.
