3. The proposed use conforms with all performance standards <br />contained herein. <br />4. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />5. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service capacity. <br />The proposal to construct an additional garage will not impair <br />light and air to adjacent properties, increase congestion on <br />roadways, increase the danger of fire or public safety, or diminish <br />property values. <br />The intent of the requirement to conditionally peLmit accessory <br />buildings and garages that exceed 1,000 square feet in area, is to <br />afford the City some regulation on the use and placement of such <br />structures. Specifically, preventing illegal businesses from being <br />run, ensuring proper building materials are used, and adequate <br />screening from adjacent residential properties exists. <br />The purpose of the request is to build enough storage space, to <br />house the applicant's personal belongings such as a boat, <br />snowmobile and cars. <br />The applicant is proposing to construct the new garage 10 feet from <br />the side and 15 feet from the rear property lines, thereby meeting <br />all of the required setbacks. <br />RECOMMENDATION <br />Based on the information contained within this report our office <br />recommends approval of the conditional use permit to construct an <br />additional accessory garage, which in total exceeds 1,000 square <br />feet in size, subject to the following conditions: <br />1. The accessory building is to be used for storage of personal <br />belongings and may not be used to operate a business. <br />2.
