Hanson <br />Mr. Louis Tima, 95 Bluwood Avenue, has approached the City about <br />the possibility of subdividing his property which fronts on both <br />Bluwood Avenue and Australian Avenue. (See map attached.) A few <br />years ago, Mr. Tima had pursued this matter and it was left in an <br />undecided state due to questions regarding cul -de -sac design and <br />responsibility for costs. (See minutes and Planner's report from <br />1986 attached.) <br />At this time, neither Australian nor Bluwood have proper turn- <br />arounds. It would also be very difficult to construction a turn- <br />around on either road that meets our current design standards <br />which calls for a 60 foot cul -de -sac radius. On Bluwood's 100 <br />foot right -of -way, a 50 foot radius cul -de -sac is possible. <br />Australian on the other hand has only a 40 foot right -of -way and <br />any cul -de -sac construction would require acquisition of <br />additional property from various owners. <br />It is my assumption that the City would tackle the question of <br />cul -de -sac designs at the time they would be constructing those <br />two streets. (That is not in the near future.) However, given <br />Mr. Tima's request, an opportunity may now exist whereby we can <br />develop a solution that is mutually satisfactory to both parties <br />in terms of cost participation. <br />In discussing this matter with Fire Department representatives, <br />they have indicated their equipment operates best based on a 60 <br />foot radius. However, they also stated they realize the <br />difficulties in achieving that design in all areas and felt that <br />they could work in virtually any turn - around situation as it <br />would probably be an improvement over current conditions. Our <br />Public Works Department indicated that they would like to see a <br />cul -de -sac radius of no less than 40 feet for their purposes. <br />This would still require some backing up to accomplish a turn- <br />around, but would be better than present conditions.
