I Northwest Associated Consultants, Inc. <br />CU R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Stephen Grittman <br />DATE: 10 October 1994 <br />RE: Little Canada - Rossez Rezoning <br />FILE NO: 758.09 - 94.30 <br />Background <br />The applicants have requested a rezoning of property from its <br />current zoning of B -3 to R -3, Multiple Family Residential. The <br />parcel in question currently contains three residential units, and <br />across McMenemy from St. John's Church, zoned Public, and adjacent <br />to the St. John's Credit Union, zoned B -3, General Business. The <br />Credit Union also contains a residential use. To the east is the <br />Waterworks property and a public park. Property to the north is <br />zoned R -B, Residential- Business, and includes the former St. John's <br />convent building (now a law office), and the former Little Canada <br />School (now a rental hall, office building, and day care facility). <br />Analysis <br />The site consists of approximately 13,200 square feet of area, with <br />a building of 2,600 square feet on each of two levels. The lower <br />level is a "walkout" level which gains its access to the east, and <br />currently houses a garage. It is this level which the applicant <br />has proposed to add the two additional residential units.
