PRELIMINARY DEVELOPMENT AGREEMENT GUIDELINE <br />Here are some provisions I would like the preliminary development <br />agreement to address. They are as follows: <br />* Definition of project boundaries. <br />* Definition of a preliminary project time table including: <br />- Development review process including zoning actions <br />(see meeting with City Planner). <br />- Submittal of acquisition /relocation plan including a <br />statement whereby the relocation specialist to be <br />selected shall be approved by the City of Little <br />Canada. <br />- Submittal of initial financial projections including <br />acquisition, relocation, demolition, contruction, <br />fees, etc. <br />- Execution of final development agreement by <br />- Start dates by phase. <br />- Pate of occupancy by phases. <br />* Identification of potential investors in the project <br />by 7 <br />* Submittal of a developer's deposit in the amount of $7,500 <br />with a statement that should that amount be depleted to <br />$1,000 or less, it shall be immediately replenished upon <br />notice by the City to the $7,500 figure. <br />* Meeting with the City Planner to develop a time frame for <br />development review process. (Planner has two staff meetings <br />per month at City Hall where no costs would be incurred to <br />-1- <br />Page 87 <br />
