The Tenant recognizes that in the event of a <br />voluntary dissolution of Little Canada Fire Department, Inc., <br />none of the equipment or other assets of the Tenant may inure to <br />the benefit of any individual member. In such event, the Tenant <br />agrees to meet with the Landlord to discuss disposition of assets <br />of the Little Canada Fire Department, Inc., to further the best <br />interests of the citizens of the City of Little Canada. <br />ARTICLE II <br />USE AND OPERATION <br />Tenant shall use and operate the Premises for fire station <br />and related purposes and other activities approved by the Tenant. <br />ARTICLE III <br />RENT <br />Section 3. <br />Lease, Tenant <br />of One Dollar <br />this Lease. <br />01. Base Rent. For each year of the Term of this <br />shall pay to Landlord as Base Rent the annual sum <br />($1.00), payable on the first day of each year of <br />Section 3.02. Additional Rent, In addition to the Base Rent <br />required to be paid hereunder, Tenant shall pay the following <br />Additional Rent: <br />(01) Insurance, Tenant shall pay any premiums for insurance <br />which Tenant is required to maintain pursuant to Article <br />Vii of this Lease. <br />(02) Utilities, Effective as of the Commencement Date of <br />this Lease, Tenant shall pay all charges for <br />electricity, heat, gas and telephone incurred in <br />connection with the use and operation of the Premises. <br />(03) Net Lease, Except as specifically set forth in this <br />Lease, this Lease shall be deemed and construed to be a <br />"Net Lease" and Tenant shall pay absolute net throughout <br />the Term the Rent (defined hereunder as Base Rent, <br />Additional Rent or any other amounts due to Landlord by <br />Tenant or any amounts advanced or paid by Landlord on <br />Tenant's behalf or on behalf of the Premises) and any <br />and all other costs, expenses and charges of any type, <br />whatsoever related to the Premises.
