ARTICLE IV <br />CONSTRUCTION, ALTERATIONS, FIXTURES, EQUIPMENT <br />Section 4.01. Acceptance of_ Premises, Tenant has inspected <br />the Premises and Tenant accepts the Premises in its present <br />condition and acknowledges that the Premises and their conditions <br />are suitable for Tenant's purposes. <br />Section 4.02. Alterations. Improvements and Changes. Tenant <br />shall have the right to make such alterations, improvements and <br />changes to the Premises as Tenant deems necessary, provided that <br />prior to undertaking any structural alterations, improvements or <br />changes Tenant shall obtain Landlord's prior written approval of <br />the plans and specifications to be followed and the means by <br />which Tenant shall pay for such improvements. Any approved <br />alterations, improvements, or changes shall be constructed in <br />full compliance with any and all laws, ordinances, rules, and <br />regulations which may govern the same and shall be constructed <br />only in accordance with plans and specifications previously <br />approved in writing by Landlord. Tenant shall pay all costs and <br />expenses of any nature incurred with respect to such alterations, <br />improvements or changes. Tenant shall not permit any mechanic's <br />lien to be attached to the Premises by reason of any work, labor, <br />material or services rendered on the Premises. Should any lien <br />be affixed, Tenant shall immediately bond against or discharge <br />the same and hold Landlord harmless against the lien. Tenant <br />shall additionally indemnify Landlord and hold Landlord harmless <br />against any loss or damage, including reasonable attorneys' fees <br />and costs of defense, by reason of Tenant's construction of any <br />type on the Premises. <br />Section 4.03. Ktxtux'es and E31igment. Tenant may, at its <br />own expense, furnish and install such fixtures and equipment in <br />and on the Premises in addition to the Leased Equipment as may be <br />necessary or desirable for Tenant's business and shall maintain <br />such fixtures and equipment in good working order throughout the <br />term hereof. Such fixtures and equipment shall become the <br />personal property of Landlord at the expiration or termination of <br />this Lease if not removed by Tenant at its expense prior to the <br />expiration of the Lease. <br />ARTICLE V <br />MAINTENANCE, REPAIR, LANDSCAPING AND DESTRUCTION <br />Section S 01 Maintenance and Repair by Tenant.
