submit to all required governmental inspections and immediately <br />comply with any and all governmental notices, orders or <br />directives. Tenant shall deliver any such notices, orders or <br />directives to Landlord within forty -eight (48) hours after <br />receipt of same. <br />Section 6.02. Waste and Nuisance. Tenant shall comply with <br />all applicable laws, ordinances, and regulations affecting the <br />use and occupancy of the Premises, the breach of which might <br />result in any penalty on Landlord or forfeiture of Landlord's <br />title to the Premises. Tenant shall not commit, or permit to be <br />committed, any waste or nuisance on the Premises. <br />Section 6.03. Right of Entry. Tenant shall permit Landlord <br />and their agents and employees to enter into and upon the <br />Premises at all reasonable times for the purpose of inspecting <br />the Premises. Tenant's permission must be obtained to use any of <br />the Premises. <br />ARTICLE VII <br />INSURANCE AND INDEMNITIES <br />Section 7.01. Casualty Insurance, Landlord shall, at all <br />times during the term of this Lease, at Landlord's sole expense, <br />keep all improvements, which are now or hereafter a part of the <br />Premises, insured against loss or damage by fire, and the <br />extended coverage hazards in amounts and upon terms and <br />conditions acceptable to Landlord. A11 casualty losses shall be <br />payable to Landlord, who shall, at its sole discretion, decide as <br />to the disposition and use of said proceeds. Tenant is to <br />provide such casualty coverage on its personal property and on <br />the contents of the building. <br />Section 7 02 <br />Insurance Tenant shall, at all times during the Term of this <br />Lease, at Tenant's sole expense, keep in full force and effect a <br />"primary and umbrella" policy of public liability and property <br />damage insurance with respect to the Premises and all business <br />operated thereon in the form and in the amounts required by the <br />Service Contract, together with such other insurance required by <br />the Service Contract. <br />:1 • <br />•t <br />- ',• • <br />Section 7.03. Certificates of Snsurance, Tenant shall <br />furnish Landlord with certificates of insurance providing the <br />coverage set forth in Sections 7.01 and 7.02 for Landlord's <br />review, which certificates shall provide that Landlord will be <br />notified in writing thirty (30) days prior to cancellation, or <br />any material change, or nonrenewal of insurance. <br />Section 7.04. Loss and Damage, Tenant shall be solely <br />responsible for carrying personal property insurance sufficient <br />to cover loss of all personal property on the'Premises.
