Retail Investment I, LLC <br />7317 West 83rd Street <br />Bloomington, MN 55438 <br />(612) 829 -8979 • FAX 829 -8982 <br />November 23, 1994 <br />Subject: Application for Conditional Use <br />Rice @ C Shopping Center <br />2650 -2698 Rice Street <br />Little Canada, MN <br />This application is seeking approval of a conditional use <br />permit to (I) replace the existing pylon sign on Rice Street <br />with a larger pylon sign and (II) approval for a second pylon <br />sign, which would consist of the relocation of the existing <br />shopping center pylon sign, to a location on County Road C. <br />I. Replacement of Existing Pylon Sign On Rice Street. <br />A scaled drawing of the proposed new pylon sign is attached. <br />The sign area is 10' x 20' for a total of 200 square feet. <br />The total height of the sign is 25'. The sign will be <br />internally illuminated. The sign will be located in the same <br />location as the existing pylon sign as shown on the attached <br />survey. The new sign is in compliance with all of the <br />requirements of ORDINANACE NO. 334, Section 903.110E.5.b., <br />RELATING TO FREESTANDING SIGNS FOR SHOPPING CENTERS. <br />The sign design provides individual name identification <br />panels for each tenant and the shopping center. The ability <br />to offer individual tenant sign panels will make the vacant <br />shop space in Phase II more desirable to prospective tenants. <br />In particular, the vacant spaces directly behind the Rapid <br />Oil building have suffered from a lack of visibility due to <br />the sign band on the building being blocked to vehicles <br />traveling south on Rice Street. <br />II. Relocation Of Existing Pylon Sign To County Road C. <br />The second part of this application is a request for <br />conditional approval to have a second pylon sign located on <br />County Road C. We are requesting to relocate the current <br />shopping center pylon sign to the location shown on the <br />survey. The City had previously approved a second pylon sign <br />on County Road C for the former owners of the shopping <br />center. The additional signage on County Road C translates <br />to additional sales potential for tenants in the shopping <br />center. The additional sign on County Road C makes leasing <br />space in the shopping center more desireable. <br />Page 14 <br />
