MINUTES <br />PLANNING COMMISSION <br />DECEMBER 7, 1994 <br />The City Planner asked if the townhome buildings would <br />be on individual lots and if the remainder of the <br />property would be considered common ground. <br />Howe replied that that was correct. <br />The City Planner informed Howe if that is the case, a <br />PUD would have to be processed for the development. <br />That can be done at the time of final plat approval, <br />however. <br />Davison suggested that a sidewalk out to Rice Street <br />was needed to get traffic from the townhome site to the <br />health club and fastfood restaurants in the area. <br />DeLonais pointed out that Howe would only control a <br />limited amount of footage along Minnesota Avenue. <br />There are also high banks along Minnesota Avenue which <br />would preclude a sidewalk improvement. <br />There was no one from the general public present with <br />additional comments on this proposal. <br />Mr. Carson recommended approval of the rezoning of <br />property from R -1 to R -2 as requested by Mr. Howe in <br />conjunction with The Bluffs of Little Canada <br />development proposal. <br />Motion seconded by Schletty. <br />Motion carried 4 - 0. <br />Mr. Carson recommended approval of the preliminary plat <br />of The Bluffs of Little Canada as presented by Gordie <br />Howe, Masterpiece Homes, subject to compliance with the <br />recommendations of the City Planner as contained in his <br />report dated December 1, 1994, and the recommendations <br />of the City Engineer as contained in his report dated <br />December 7, 1994. <br />Motion seconded by Schletty. <br />Motion carried 4 - 0. <br />FENCE The City Planner presented an ordinance amendment <br />ORDINANCE relating to setbacks for boundary line fences.
