Jansen. The applicant <br />wishes to subdivide her lot in order to sell a 10' x 570' parcel to the adjacent property owner <br />to the west of the applicant's lot. The reason for this sale is the location of the adjacent property <br />owner's house to the current property line. The adjacent property owner's house is currently <br />setback from the adjoining property line 1.8'. The adjacent lot is non - conforming with Zoning <br />Ordinance standards because of this setback. Also, the lot does not conform to minimum lot <br />width standards. The subdivision and subsequent sale of property by the applicant would bring <br />the adjacent property into conformance with Zoning Ordinance standards. The subject site and adjacent lot are located within an R -1, Single Family Residential <br />District. Both lots are interior lots.
