The proposed subdivision was given <br />preliminary plat approval in the fall of 1993, however, the <br />applicant did not file for final plat approval. There are no <br />changes proposed in comparison with the original plat. The subject <br />property is located within the R -1, Single Family Residential <br />Zoning District. <br />Attached for reference are the following exhibits: <br />Exhibit A - Site Location <br />Exhibit B - Preliminary Plat <br />Exhibit C - Grading & Drainage Plan <br />ANALYSIS <br />Lot Sizes. In the R -1 district, the minimum lot area requirement <br />is 10,000 square feet for interior lots and 11,000 square feet for <br />corner lots.
