Lot Width. In the R -1 district, the minimum lot width requirement <br />for interior lots is 75 feet, and 80 feet for corner lots. Lot <br />widths are measured at the property setback line, rather than at <br />the front property line. The two corner lots exceed 80 feet in <br />width and all interior lots are at least 75 feet wide, therefore, <br />all of the proposed lots meet or exceed the requirement. <br />Streets. Eleven of the new lots are clustered around a new cul -de- <br />sac street which extends south from County Road D. The proposed <br />cul -de -sac meets the minimum radius and right -of -way width <br />requirements. <br />Setbacks. Buildability of some of the lots will be restricted due <br />to the grades and wetlands. The developers are cautioned that <br />variances for setbacks resulting from the constraints of the lots <br />are not likely to be considered favorably. As noted on the table <br />below, all proposed building pads (Exhibit C) meet the minimum <br />setback requirements within the R -1 zoning district. <br />Required R -1 <br />Front Yard <br />Side Yard <br />Rear Yard <br />Setbacks <br />30 Feet <br />10 Feet <br />30 Feet <br />Grading & Drainage. The developers are proposing to create a <br />holding pond in the southwest portion of the site. In addition, <br />there will be mitigation requirements resulting from wetland <br />alterations necessary to grade the lots. Each of these, as well as <br />all of the grading and drainage issues must be reviewed and <br />approved by the City Engineer and the Watershed District for <br />compliance to local and Watershed regulations. <br />Park Dedication. The plat drawing shows park dedication to be <br />made in the southern area of the plat under the NSP easement, <br />including a portion of wetland. The Park Commission should review <br />and comment on the land dedication proposal. <br />Utilities. The proposed utility plan suggests a connection from <br />existing lines within Little Canada from in LaBore and County Road <br />D. Said utility plan shall be subject to review and approval of <br />the City Engineer. <br />Easements. The applicant provided for easement along all, lot <br />lines, wetlands and drainageways. Location and sizing of all <br />easements shall be subject to review and approval of the City <br />Engineer. <br />Page 8 <br />
