The first and second options <br />involve variances to the existing Ordinance. An alternative <br />process would be to amend the Ordinance rather than to allow <br />variances in the event that the City felt that one of these was the <br />preferable approach. <br />However, it has been our experience that signage is not a major <br />factor in the success or failure of retail establishments. We <br />believe that additional signage on Rice Street merely serves to <br />clutter the streetscape and obscure the readability of the existing <br />signs and business fronts. <br />In summary, we would recommend that the variances and the <br />Conditional Use Permit not be approved.
