The following briefly describes three <br />alternatives: <br />1. Allow two signs to exist in their current locations. However, <br />the total area of each of the two signs should be limited to <br />200 square feet. Also, the height of each sign should not <br />exceed 25 feet. This alternative allows the applicant two <br />signs on the property, and reduces the overall area of the <br />existing signage on the site. The Market Place sign itself is <br />35 feet tall, and 225 square feet in size. <br />2. Require the Burger King sign to be torn down, and by granting <br />a sign area variance, allow construction of a larger sign to <br />accommodate signs which indicate each store within the strip <br />mall. The new sign should equal the total area of the <br />existing two signs. This alternative does not increase the <br />area of signage on the lot, and eliminates the number of <br />signs. A hardship would have to be claimed that the mall is <br />not visible to commuters on Rice Street due to the odd lot <br />size, and obstructions from neighboring structures. <br />3. Deny the variance and conditional use permit request, and <br />require the applicant to meet all sign ordinance requirements. <br />First, the site does not meet the 500 linear feet of frontage <br />requirement to qualify for 2 signs. Second, the site fronts <br />on only one roadway.
