It should be noted that the City of Little Canada must submit to <br />the DNR a copy of its subdivision regulation prior to receiving <br />State approval of its shoreland regulations. <br />SECTION 917.090 NOTIFICATIONS TO THE DEPARTMENT OF NATURAL <br />RESOURCES <br />This section of the draft Shoreland Ordinance reiterates language <br />offered in the Model Ordinance and is highly similar to <br />notification requirements presently incorporated in the City's <br />existing ordinance. <br />As presently required by ordinance, notices to consider, variances, <br />amendments, or conditional use permits must be sent to the DNR ten <br />days prior to hearings. <br />SECTION 917.100 PLANNED UNIT DEVELOPMENTS (PUDs) <br />While the City's existing Shoreland Ordinance does regulate PUDS, <br />its provisions are quite limited in comparison to that included in <br />the Model Ordinance. All applicable provisions of the Model <br />Ordinance have been reiterated in the attached draft ordinance. It <br />should be noted, however, that reference to natural environment <br />lakes and rivers is not applicable to Little Canada and therefore <br />has been deleted. <br />SECTION 917.110 DEVELOPMENT ON SUBSTANDARD LOTS <br />The City's existing Shoreland Ordinance differs from the Model <br />Ordinance by allowing development (without variance) on substandard <br />lots which have not been in separate ownership from abutting lands <br />since they became substandard. <br />While the City's ordinance does provide for development upon <br />substandard lots, such development would be subject to numerous <br />performance standards intended to ensure environmental quality. <br />These standards include, but are not limited to: <br />* Minimum width (50 feet) and area (7,500 square feet) <br />requirements. <br />* Lot does not require on -site sewage treatment. <br />* Grading and drainage plan submission. <br />5 <br />Page 23 <br />
