► Minimum Lot Area. Minimum lot area requirements are <br />established for various uses within the Shoreland Overlay <br />District. Specific provisions are established for single <br />family homes, duplexes, triplexes, and quads. <br />► Setbacks. Setback requirements are established for <br />recreational and general development lakes. <br />► Impervious Surface Coverage. Impervious surface coverage <br />shall not exceed 25 percent of the lot area. Some flexibility <br />may be allowed provided certain storm water management <br />practices are exercised. <br />► Public Water Access. Specific regulations are established to <br />control access to public waters. Allowances are directly <br />related to shore length. <br />► Placement, Design and Height of Structures. Specific <br />placement, design and height standards are established within <br />shoreland areas. <br />► Shoreland Alteration. Extensive regulations are established <br />for shoreland alterations (both vegetative and <br />grading /filing). A grading and filling permit is now <br />necessary for the movement of various amounts of material. <br />► Placement and Design of Roads, Driveways, and Parking Areas. <br />Public and private roads and parking areas must be designed to <br />take advantage of natural vegetation /topography and should <br />achieve maximum screening from public waters. <br />► Stoll' Water Management. Standards are established for the <br />management of storm water within designated shoreland areas. <br />► Commercial, Industrial, & Public /Semi- Public Uses. <br />Commercial, industrial and public /semi - public uses without <br />water - oriented need must be set back double the normal setback <br />or screened from view from the water. <br />► Subdivisions & Planned Unit Developments. <br />requirements are established for developing <br />shoreland district. <br />► Development on Substandard Lots.
