MINUTES
PLANNING COMMISSION
MARCH 10, 1994
Another resident agreed with the statements made about
getting in and out of Fluer Royal and expressed concern
about the noise and pollution that would be generated
by the SuperAmerica operation. This resident stated
that there are enough noise and dust problems with the
Gordies' volleyball operation.
George Rossez, 203 Australian, agreed that traffic is
very bad at the intersection of Little Canada Road and
Country Drive and felt that P.M. peak hours extended
until 6:30 P.M. Rossez felt the intersection was a
difficult one and problems at the intersection were not
getting any better.
Kurt Sloan, Quicksilver, reported that he is in charge
of safety programs for his company, and was concerned
about traffic at the intersection. Sloan agreed with
SuperAmerica's statements that people will not be
coming from miles away to visit the SuperAmerica site,
but felt that drive -by traffic will add to the existing
problems at the intersection when that traffic begins
turning in and out of the SuperAmerica site. Sloan
stated that left turns will especially be a problem.
Sloan felt there would be additional traffic to
SuperAmerica from 35E, and this traffic will need to
make left turns to get back to the freeway. Sloan felt
that traffic at the intersection will become grid -
locked.
Sloan felt there was no doubt that the location of the
SuperAmerica site at this intersection and the
resulting traffic in and out of the site will cause
more traffic accidents. Sloan stated that the
Sheriff's Department will tell the City what a
dangerous situation exists at that intersection now.
Sloan stated that as a delivery company, their
insurance rates are affected by the safety of the area
in which they are located.
Sloan stated that he has nothing against SuperAmerica
and felt that they had quality gas stations and
convenience stores. But, he felt this was just not the
right location for this development. Sloan felt that a
restaurant would be preferable. Sloan pointed out that
there are already two other gas stations at the
intersection of Little Canada Road and 35E, and felt
that Little Canada should be developed in an
10
