MINUTES <br />PLANNING COMMISSION <br />MARCH 10, 1994 <br />appropriate fashion. Sloan stated that he could <br />understand why SuperAmerica wanted to locate at this <br />intersection, but felt the development would not be <br />good for the City or the surrounding area. <br />Carson asked how SuperAmerica would police the property <br />to ensure that people using the convenience store were <br />not parking on the adjacent property. <br />Priolo replied that it would be SuperAmerica's policy <br />to try to police this, and inspections could be made on <br />an hourly basis. <br />A representative of SuperAmerica indicated that people <br />will only use a convenience store if it is convenient, <br />and it would not be convenient to park at an adjacent <br />property and walk over to the store. <br />Sloan was concerned that cars would use the Quicksilver <br />driveway to cut through between Little Canada Road and <br />Country Drive. <br />Davison suggested that a 24 -hour, 7 -day per week <br />restaurant at this site could cause some traffic <br />problems. <br />Crary pointed out that there would be no pollution <br />concerns with a restaurant and felt a restaurant would <br />not hurt surrounding property values since there would <br />be no underground gas tanks or kids hanging around <br />outside. <br />Keis stated that he has not seen kids hanging around at <br />the City's gas stations /convenience stores. <br />Kay Rossez disagreed. <br />A representative of SuperAmerica felt it ludicrous to <br />suggest that the SuperAmerica store would attract kids <br />from the City of St. Paul to hang out in Little Canada. <br />Crary reported that there is a lot of crime in Little <br />Canada and stated that there were kids hanging out in <br />the White Bear SuperAmerica station. Crary indicated <br />that there were hundreds of people opposed to the <br />SuperAmerica development, and felt that no one's <br />property values would be helped by this development. <br />11 <br />
