It is the desire of Mr. Leonard Pratt of Pratt Homes to develop the
property with two -unit townhome structures to a density of 1.5 units per acre. The City's
Comprehensive Plan currently guides the property for low -to- medium density, not to exceed 5 units
per acre.
Pratt Homes has been developing residential properties in the Metro area for over 20 years. Their
products have set a standard for excellence throughout the building industry. As a Number One
licensed builder, Pratt homes has received many awards including numerous Reggie Awards from
the Parade of Homes and the Design for Better Living from the American Wood Council. Several
projects are available for your review including: Harbor Place, Shoreview; Charley Lake, North
Oaks; and Birch Lake Ponds, White Bear Lake. Each project offers quality homes set in a natural
environment with gently curving streets and landscaped boulevards.
Pratt Homes looks forward to working with the City of Little Canada in developing John Mitchell
Place as the next high quality residential development in the north metro area.
Sincerely,
DAHLGREN, SHARDLOW, AND UBAN, INC.
/d
Edward J.
