Introduction/Action <br />On behalf of Pratt Homes, we are pleased to submit this application for your review and approval. <br />The subject property is a 17.6 +/- acre parcel located between Vadnais and Twin Lakes and to the <br />south of Vadnais Boulevard. The action we will be seeking from the City of Little Canada is the <br />rezoning of the property from R -1, Single Family, to R -2, Medium - Density Residential, followed by <br />a PUD for the subdivision of the property as a townhome development. We anticipate aquiring the <br />necessary approvals within a time frame that would allow construction to begin during the 1994 <br />construction season. <br />Owner /Applicant <br />The property is currently under contract, and this project is being proposed by Pratt Homes. Mr. <br />Leonard Pratt will be directing the development of the property. <br />Design Development Team <br />The following professional firms are currently retained to assist in the development process: <br />• Pratt Homes - owner /applicant, builder <br />• Dahlgren, Shardlow and Uban, Inc. - site planning, preliminary plat <br />• Charles W. Plow - consulting engineer - project engineering <br />• E.G. Rud & Sons, Inc. - surveying <br />Existing Conditions <br />Land Use <br />As indicated, the property consists of 17.6 +/- acres of land as generally measured above the <br />OHWL of 866.5 for Twin Lake. Surrounding development is comprised of a church property to the <br />west, and single - family residential homes to the south across the lake. Vadnais Lake lies to the <br />north and across Vadnais Boulevard. Vacant land to the east (in the City of Vadnais Heights) is also <br />being considered for single - family residential development by Pratt Homes. <br />Zoning <br />The property is currently zoned, R -1, Single Family, and lies within the shoreland district for Twin <br />Lake. The ordinance would allow the development of 20,000 s.f. lots (minimum 75 ft. width) <br />abutting the shoreline, and 15,000 s.f. lots non - abutting the lake. Preliminary studies suggest that <br />12 lakeshore lots could be developed to ordinance standards along the 1,700 lineal feet of shoreline. <br />Page ' 12 <br />
