MEMORANDUM <br />TO: Steve Grittman <br />FROM: Cary Teague <br />DATE: 4 February, 1994 <br />RE: Little Canada - Mitchell Place Rezoning <br />FILE NO: 758.09 - 94.01 <br />Below is a listing of consistencies and inconsistencies of the <br />Mitchell Place Townhome development proposal with the Little Canada <br />Comprehensive Plan. The specific request is to rezone the Mitchell <br />Property from R -1 to R -2 to accommodate a 26 unit townhome <br />development. The proposed density of the development is 1.5 units <br />per acre. <br />CONSISTENCY WITH CITY LAND USE PLAN <br />► Low density residential uses are suggested for the site on the <br />proposed Land Use Plan, within the City's Comprehensive Plan. <br />Low density residential housing is defined in the Little <br />Canada Comprehensive Plan as typically 3 -4 units per acre. <br />Therefore, by definition, the proposal of 1.5 units per acre <br />is a low density development <br />CONSISTENCY WITH CITY COMPREHENSIVE PLAN POLICIES <br />In addition to being in compliance with the City's Land Use Plan, <br />the following Policies within the Plan further justify the proposed <br />use: <br />► Prevent overcrowding and over - intensification of land use. <br />Under the newly adopted Shoreland Ordinance, a total of 45 <br />units may potentially be allowed on the subject property. The <br />subject proposal calls for 26 units within 13 townhomes. <br />Therefore, when comparing the proposal to what could <br />potentially be constructed the Mitchell Place proposal fits <br />this development policy. <br />Page 29 <br />
