► Ensure that community development is compatible with features <br />of the natural environment and is accommodated without <br />destroying environmental features and natural amenities. <br />The subject property is currently heavily wooded. As <br />previously mentioned, potentially 45 units could be <br />constructed on the site which could mean a significant loss of <br />vegetation, in particular, along the lakeshore. <br />However, the proposal is to construct just 13 structures, non <br />of which will contain a lakeshore yard. There will be a <br />shared private beach area containing a fishing pie and canoe <br />access. Therefore, many more trees will be saved by simply <br />having a lesser amount of structures constructed, and no <br />individual lakeshore yards. <br />► Encourage the use of planned unit development (PUD) <br />construction clustering where protection of natural features <br />is important to the community, and vital to development <br />desirability. <br />The applicant is proposing a PUD arrangement. Under this <br />arrangement, for the reasons stated above, the integrity of <br />the lakeshore will be preserved. Individual docks onto the <br />lake will not be permitted, and trees along the lakeshore will <br />not be removed, thereby preserving the natural appearance of <br />the land from the lake, and to the residents across the lake. <br />► Encourage a low to medium density residential character for <br />the community. <br />As previously mentioned the proposal is for a low density <br />residential development. <br />► Plan and develop housing for both families and elderly persons <br />of low as well as moderate incomes. <br />The proposed housing development is for the elderly (55 years <br />and older), with moderate income levels. <br />► Develop housing options for the elderly within close proximity <br />to supportive service and commercial facilities and within <br />easy access of other required facilities such as recreational <br />areas, hospitals, clinics, etc. <br />All of the above mentioned facilities are available to <br />residents within the area within a 5 -15 minute drive. <br />► Provide a variety of housing types, styles and cost ranges. <br />Development of elderly housing for moderate to upper income <br />levels provides the City with a more diversifies housing type <br />and cost range. <br />Page 30 <br />
