► Encourage and promote a range of choice among housing types <br />and options in order to both reduce overcrowding housing <br />conditions as well as discourage under- utilized housing. <br />The proposal offers the City of Little Canada a housing type <br />not typically found within the City, elderly housing. The <br />proposal is also at a low density to prevent overcrowding. <br />► Encourage the development of patio homes, townhouses, <br />quadraminiums and condominiums to supplement conventional <br />single family homes, mobile homes, and apartment, giving due <br />consideration to local market demands and community desires. <br />Development of townhomes for the elderly of moderate to upper <br />income offers the City of Little Canada a unique housing <br />opportunity. <br />► From a revenue per unit perspective, planned unit development <br />shall be promoted based upon the higher rent revenue <br />contribution to the City in comparison with conventional <br />comparable density subdivisions. <br />The proposed is a planned unit development, therefore, the <br />City need not promote this type of development on this site. <br />► From the cost per unit perspective, planned unit development <br />shall be promoted in order to: (1) reduce unit land costs; (2) <br />lessen the amount of new dedicated streets (thereby reducing <br />on -going repair and snow removal costs); (3) lower utility <br />costs (through reduced footage and hence lower maintenance <br />costs); and (4) reduce additional run -off resulting from <br />development. <br />In addition to accomplishing all of the above, the applicants <br />are proposing a private roadway, therefore, no additional <br />repair of the roadway or snow removal is necessary. <br />► Avoid the emergence of a polarizing age distribution by <br />continuing to attract young persons to the community through <br />provisions for housing styles which reflect related life <br />styles and economic construction costs. <br />The subject proposal will attract the elderly to the City of <br />Little Canada. <br />► Locate multi - family housing in areas not inferior to those <br />generally used for conventional single family housing. <br />Lakeshore property typically consists of single family <br />residential development, therefore, the proposal is consistent <br />with this development policy. <br />Page 31 <br />
