Uban reported that under the <br />single - family home proposal at least 6.4 acres of the <br />site will be graded plus whatever the individual <br />homeowners do to the rear yards of the property down to <br />the lake. <br />Todd Sommer question that 40 single- family home sites <br />would be allow on this site. <br />The City Planner replied that the maximum density for <br />the site under a single - family home development would <br />be 38 to 42 units taking into consideration the high <br />water mark as well as DNR Shoreland regulations. <br />Sommer replied that this is not the amount he <br />calculates as the maximum density, again pointing out <br />that the high water mark has to be considered. <br />The City Planner replied that the high water mark is <br />immaterial in affecting the density issue. It is the <br />lay out of the development on the property that would <br />affect density. <br />Uban reported that they kept the design of the <br />single - family proposal and townhome proposal almost <br />parallel so that the differences between the two are <br />readily apparent. Uban pointed out the possibility of <br />11 individual docks on the lake under a single - family <br />home development, the maintenance of additional open <br />space with a townhome development, the fact that the <br />townhomes would be set further back from the lake than <br />single - family homes, and there is less grading of the <br />site proposed. Uban also noted that the townhome <br />development proposes a private drive system versus <br />public street. A homeowners' association would be <br />formed under the townhome proposal which would provide <br />for high - quality maintenance as well as covenants that <br />would protect the area. Uban felt that the townhome <br />proposal would maintain the aesthetics of the site and <br />the lake and far outperforms the single- family home <br />development from the environmental point of view. <br />Garske asked the price range of the individual <br />townhomes. <br />Pratt replied that each townhome would be a minimum of <br />$200,000. The single - family homes would be in the same <br />price range. <br />Davison asked the square footage of the townhomes. <br />Pratt replied that each townhome would consist of 1,700 <br />to 1,800 square feet on one floor.
