WATER MAIN ASSESSMENT POLICY <br />PREFACE: <br />The goal of this policy is to guide future actions of the City <br />of Little Canada relating to the installation of water main and <br />related appurtenances. This policy is not intended to be a perfect <br />solution to every situation which may arise, nor is it intended to <br />guarantee every property within the City access to City water. <br />There is the potential for projects where the Council may vary from <br />these guidelines when it is deemed to be in the best interest of <br />the City to do so. The final decision as to whether or not to <br />proceed with any future water main project rests solely with the <br />City Council of Little Canada. <br />MAJOR UNDEVELOPED PROPERTY: <br />Major undeveloped property is defined as a parcel of land <br />where the potential to subdivide more than two developable lots <br />exists pursuant to applicable zoning standards. This provision <br />does not include any existing, habitable residence on the parcel in <br />question. <br />In the case of major undeveloped property, project costs <br />associated with installation of water main shall be borne by the <br />property owner in the full amount (100 %). Any costs incurred by <br />the City would be reimbursed by or assessed to the affected <br />property owner.
