To: Mr. Joel Hanson, City Administrator <br />Planning Committee, City of Little Canada, Mn. <br />From: Eugene R. Curwick and Barbara D. Curwick, owners of property <br />at 2452 Sunrise Drive, Little Canada, Mn. <br />Subject: Variance of the required front yard set -back from 30' to <br />22' from road right -of -way on the property at 2439 <br />Sunrise Drive as proposed. <br />Text: After study and review of the proposed above variance, my <br />Wife and I feel this variance should be denied. <br />Do you realize you will be taking away about 650 sq. ft. of <br />open space from a street that has already become too small from a <br />recent street extension? This lack of open space may very well <br />have a detrimental effect on the value of surrounding properties. <br />Also, I would like to point out that this property, when purchased <br />by Mr. Johnson,contained a cul -de -sac allowing even less buildable <br />space on that lot. However, Mr Johnson made the comment that he <br />would design a house to fit the lot. Now that the street has been <br />extended allowing additional space to build, I find it strange that <br />now a variance is needed to place a house on this lot. This is <br />simply a matter of design and costs. I do not believe these are <br />qualifications for a front yard variance. This lot is buildable <br />without variances with the proper designed building. <br />I also feel the esthetics of a misaligned house would draw <br />attention to those misaligned houses already on this street. <br />Members of the Planning Committee, I feel that because I had the <br />good sense to build my Home in a position that would not be <br />detrimental to the extension of Sunrise Drive long before anyone <br />suggested the street be extended, that you consider my argument <br />about the proper structure placed in the proper position on a Lot. <br />It took Barb and I a year and a half looking for the proper Lot to <br />build our home here in Little Canada. I suggest that this is not <br />the proper structure for this Lot in question, and that the <br />variance for said front yard set -back be denied. <br />Signed: <br />Ae? <br />Eugene R.
