MINUTES
PLANNING COMMISSION
OCTOBER 10, 2013
Duray asked how long this interim use would occur pending
redevelopment of the property. The City Planner indicated that there was
no way to know that.
Steve Hugdahl, PreWire, confirmed that due to insurance requirements,
most employees are not able to take work vehicles home. Hugdahl
reported that PreWire has worked out an arrangement with Bordsen for the
lease of parking space on the 2962 Rice Street property. Given there has
been an issue with vehicles encroaching onto the 2968 Rice Street
property, PreWire has been paying that property owner a rental fee and
has added some parking on that lot as well. Hugdahl indicated that the
leasing of 2968 Rice Street for parking is not necessary, however.
Duray asked how many cars PreWire needs parking for. Carl Conkler,
PreWire, estimated 60 vehicles. Duray asked the time duration. Hugdahl
did not anticipate that the need would go away, and indicated that PreWire
would have to make this work or come up with a plan.
Duray asked if the property not used for parking or drive aisles would be
left green. The Planner indicated that only the property used for parking
or drive aisles would need to be paved. Duray stated that his
recommendation would be that any property not used for parking or drive
aisles be left green. If additional parking is determined necessary in the
future, Duray felt that is when it should be paved. Fischer felt that
PreWire would benefit from the paving and striping of the parking areas as
it would make them more organized, thus accommodating parking more
efficiently.
Barraclough asked if parking areas in front of and behind the house at
2968 Rice Street would be paved. Bordsen stated that they would similar
to how he has the property at 2962 Rice Street. Bordsen stated that he
would pave some of the areas for the garages at 2968 Rice Street, but did
not want to pave everything.
Schwalbach suggested that the paving at 2962 Rice Street that is done for
PreWire be made somewhat bigger to accommodate parking for the back
buildings at 2968 Rice Street. The City Planner stated that the Planning
Commission could approve a cross- parking arrangement as part of the
PUD. Schwalbach again commented that the parking on the rear of the
2968 Rice Street property could be accommodated on 2962 Rice Street,
thus minimizing the amount of paving necessary. The City Planner
indicated that he would work with Bordsen to determine a circulation plan
that would work while minimizing paving.
Schwalbach asked how Bordsen planned to access paved areas on the
2968 Rice Street property. Bordsen indicated that he would like to drive
-5-
