During indicated that it was his position <br />that the parking and circulation areas should be paved and parking striped. <br />Duray felt that waiving the curbing requirement was reasonable. <br />Bordsen noted that PreWire needs employee parking. Duray felt that <br />leasing some of the space on 2962 Rice Street to PreWire was a good use <br />for the property and a good solution for PreWire. Bordsen noted that if he <br />has to pave the parking area, he will have to pass the cost on to PreWire. <br />Fischer asked about potential users of 2968 Rice Street. Bordsen again <br />noted that the house would likely be office space or a hair stylist. I-Ie <br />anticipated that other buildings on the property could be leased for <br />contractor's shops. He stated that he wanted to avoid a cabinet shop since <br />that would trigger the installation of a sprinkler system. Fischer stated that <br />his concern was that the back buildings would be used solely for storage <br />and would have no office use. Bordsen indicated that he saw small office <br />uses with warehousing or storage in the back buildings. <br />Bordsen suggested that at this point there he some discussion of the 2962 <br />Rice Street property. The Planner indicated that the Commission could <br />discuss this property, and then take action on each parcel individually. <br />PUD PERMIT — Bordsen requested approval of a Planned Unit Development (PUD) Permit <br />2962 RICE to accommodate expansion of commercial vehicle parking and joint <br />STREET — parking with 2948 Rice Street for the property he owns at 2962 Rice <br />BORDSEN Street. <br />The City Planner reported that PreWire Specialists is located to the south <br />of 2962 Rice Street, and needs additional parking space for employee <br />vehicles. The Planner noted that when PreWire initially occupied their <br />space at 2948 Rice Street, parking was adequate as most employees were <br />taking their work vehicles home. However, due to a change in insurance <br />requirements, this situation has changed. The Planner noted that in <br />addition to parking at 2962 Rice Street, it appears that PreWire has been <br />parking some vehicles at 2968 Rice Street as well. The Planner reported <br />that off -site parking is a use that can occur under the Code. A PUD Permit <br />in this case would allow this parking an as interim activity until the <br />property is redeveloped. The Planner felt the use was a reasonable one, <br />and recommended approval subject to compliance with the <br />recommendations outlined in his October 4, 2013 report. Those <br />recommendations include the paving of parking areas and drive aisles and <br />the striping of parking spaces. The Planner recommended waiving of the <br />curb and gutter requirement. <br />-4- <br />
