C. Convenience gas (no vehicle service or repair), grocery, / <br />and /or food operations, provided that: f, <br />1. The sale of retail goods involves uses or <br />activities which are allowed in a "B -1" or "B -2" <br />District. <br />2. Convenience /deli food is of the take -out type only <br />and that no provision for seating or consumption on <br />the premises is provided. Furthermore, that the <br />enclosed area devoted to such activity, use and <br />merchandise shall not exceed fifteen (15) percent <br />of the gross floor area. <br />3. That any sale of food items is subject to the <br />approval of the Ramsey County Health Department who <br />shall provide specific written sanitary <br />requirements on an individual basis for each <br />proposed sale location. <br />4. That the non - automotive sales shall qualify for and <br />be granted on annual food handling, retail sales <br />license or other license, as circumstances shall <br />require, in addition to the permit for a <br />conditional use under the Zoning Code. <br />5. That the area and location including exterior, <br />outside space devoted to non - automobile merchandise <br />sales shall be specified and any expansion of the <br />space or change in location without an amendment to <br />the permit shall constitute grounds for revocation <br />of the permit, after a hearing before the City <br />Council. <br />6. The hours of operation shall be limited to six (6) <br />o'clock a.m. to twelve (12) o'clock p.m., unless <br />extended by the City Council. <br />7. Each light standard landscaped. <br />8. Parking or car magazine storage space shall be <br />screened from view of abutting residential <br />districts in compliance with Section 903.020, G. <br />9. Vehicular access points shall create a minimum of <br />conflict with through traffic movement, shall <br />comply with Section 903.050 of this Ordinance and <br />shall be subject to the approval of the City <br />Engineer. <br />10.
