DESIRED SCOPE OF SERVICES: Y In addition to Construction Manager, the owner is in the process of procuring the services of an architect. The Owner expects the Architect and CM to work as a "team" in the best interest of the Owner in all aspects. The team can expect to interact most frequently with the City Administrator as the Owner's representative, and the City Council. >= Conduct, document and distribute minutes of City, Architect, Engineer, and Construction Manager Team Meetings. r Regular attendance at Planning Project Team (PPT) meetings and City Council meetings /presentations is expected. The City has developed a PPT for the purpose of assisting design professional(s) in the design development to assure departmental and community focus. r Develop estimates of probable cost at Pre - Design, Design Development, and Construction Document stages of the project from information provided by the City and Architectural firm. y Develop a master project schedule that identifies all major project design and construction milestones. Y Ability to assure for the design, operation, and building management utilizing an environmentally friendly commercial design. i Apply value engineering /analysis to alternate building systems including advice on "constructability" and "contractibility" decisions made during the pre- design and design phases. Be capable of providing information on the trade -offs between alternative building systems as to initial costs, life cycle costs, and construction schedule. y Verify the design is within budget and will lead to efficient, smooth flowing, and economical construction. r Develop bid package and contracting strategies that result in project budget compliance while achieving the project goals and schedule. > Assist the architect in the formation of contact conditions to facilitate the use of the Agency Construction Management project delivery method. Divide the work and write individual hid packages that facilitates a multiple contractor bidding process. The Work Scopes should be completed enough to minimize change orders and misunderstandings. The work divisions should also be structured to take advantage of the City's sales tax exempt status for direct material purchases while not creating undue risk in doing so. Conduct an extensive pre -bid review of the contract documents prior to issuance to the trade contractors. 5
