DESIRED SCOPE OF SERVICES: <br />Y In addition to Construction Manager, the owner is in the process of procuring the services of an <br />architect. The Owner expects the Architect and CM to work as a "team" in the best interest of <br />the Owner in all aspects. The team can expect to interact most frequently with the City <br />Administrator as the Owner's representative, and the City Council. <br />>= Conduct, document and distribute minutes of City, Architect, Engineer, and Construction <br />Manager Team Meetings. <br />r Regular attendance at Planning Project Team (PPT) meetings and City Council <br />meetings /presentations is expected. The City has developed a PPT for the purpose of assisting <br />design professional(s) in the design development to assure departmental and community focus. <br />r Develop estimates of probable cost at Pre - Design, Design Development, and Construction <br />Document stages of the project from information provided by the City and Architectural firm. <br />y Develop a master project schedule that identifies all major project design and construction <br />milestones. <br />Y Ability to assure for the design, operation, and building management utilizing an <br />environmentally friendly commercial design. <br />i Apply value engineering /analysis to alternate building systems including advice on <br />"constructability" and "contractibility" decisions made during the pre- design and design <br />phases. Be capable of providing information on the trade -offs between alternative building <br />systems as to initial costs, life cycle costs, and construction schedule. <br />y Verify the design is within budget and will lead to efficient, smooth flowing, and economical <br />construction. <br />r Develop bid package and contracting strategies that result in project budget compliance while <br />achieving the project goals and schedule. <br />> Assist the architect in the formation of contact conditions to facilitate the use of the Agency <br />Construction Management project delivery method. <br />Divide the work and write individual hid packages that facilitates a multiple contractor bidding <br />process. The Work Scopes should be completed enough to minimize change orders and <br />misunderstandings. The work divisions should also be structured to take advantage of the <br />City's sales tax exempt status for direct material purchases while not creating undue risk in <br />doing so. <br />Conduct an extensive pre -bid review of the contract documents prior to issuance to the trade <br />contractors. <br />5 <br />
