First of all, we can definitely help you with a conditional assessment <br />of the building for a change of occupancy. In response to your questions, I have a few thoughts. <br />1. Floor construction. The slab -on -grade is a minimally reinforced 5" concrete slab. For vehicle access it would <br />probably need to be strengthened to perform satisfactorily. <br />2. The change of occupancy to salt storage is definitely a concern. The roof structure is relatively light structural <br />steel / steel joist construction that originally had only a shop coat of paint. An upgraded finish coat would most <br />likely be needed. You would also want to consider some sort of sealant or protection for the exterior masonry <br />walls and interior columns. <br />3. Without the adjacent building drawings, we don't know the load condition on the exterior wall. It appears the <br />adjacent building structure spans parallel and, thus, doesn't impact the wall in question. <br />4. Given a 20 -year old roof, and without knowing the type of roofing used, we can't address this question without <br />observation. <br />5. Again, other issues may become apparent upon observation. <br />We can develop a more formal scope of work and proposal for submission, but initially I wanted to share some basic <br />information with you. I envision that a report can be provided within two weeks after we receive approval to proceed <br />and we can schedule a site visit. The fee for a complete conditional assessment and recommendations for additional <br />work would be in the range of $2000.00 - $2500.00. We would also be able to help you with drawings to complete <br />required upgrades under a separate contract. <br />If you would like us to develop a formal proposal let us know.
