E. New commercial signage must meet ordinance standards and permit <br />requirements. <br />F. No outdoor storage is allowed on the property. <br />G. Uses must adhere to those allowed in the 13-4 zoning district, unless specifically <br />approved through a separate Conditional Use Permit (PUD) approval process. <br />H. All fencing and other improvements must comply with ordinance standards, <br />including the issuance of needed permits. <br />1. All site improvements must meet storm water management requirements, <br />including the preparation of a storm water management plan. <br />J. Any new building construction on the property will trigger a requirement for full <br />commercial development compliance for building materials, site improvements, <br />and all other standards. <br />K. The requirement for concrete curbing around parking areas is waived during this <br />interim period. <br />2. The City approved an PUD permit on an interim basis for 2962 Rice Street to <br />accommodate expansion of commercial vehicle parking and joint parking with 2948 Rice <br />Street conditioned upon the following: <br />A. The temporary employee parking area to accommodate 2948 Rice Street must <br />be paved according to Section 903.050.D.8.k. of the City's Zoning Code <br />(Attachment C). Said paving is to be completed by June 30, 2014. The <br />parking area is not required to have curb and gutter, but must manage storm <br />water to prevent erosion at the periphery of the paved surface. Landscaping <br />requirements may also be waived and lighting will not be required. <br />B. Parking stalls must be stripped and dimensioned according to the standards <br />illustrated in Section 903.050, Figure 903 -3 (Attachment D). <br />C. Employee access from the temporary parking area must be within 300 feet of <br />the entrance to the PreWire building located at 2948 Rice Street. <br />D. The PUD permit shall be considered valid until further development of the <br />subject property is proposed. At such time, the parking will need to be <br />improved to meet all zoning standards in effect at that time, or relocated to <br />bring PreWire's parking into compliance the Zoning Code. <br />E. The site and related improvements must meet storm water control <br />requirements as determined by the City's Engineer and pursuant to Chapter <br />928 of the City's Zoning Ordinance. <br />F. No outdoor storage is allowed on the property. <br />3. Developer will not sell or transfer his interest in the properties located at 2962 and 2968 <br />Rice Street without the prior approval of the City. <br />23 <br />
