identified, the amount of parking needed cannot be calculated. The
Planner indicated that if the Planning Commission recommends that the
parking and drive aisles be paved, staff would then work with the
applicant to determine the amount of necessary parking.
Bordsen presented an aerial of the area and noted that there is both
commercial and industrial property in the broader area. He indicated that
there are areas to the east that have parking on gravel. Bordsen indicated
that he did not want to pave given the properties will likely be redeveloped
in 5 to 10 years and the paving would then be ripped up. Bordsen
indicated that he is trying to keep his costs down so that a future investor
would be interested in acquiring the property for redevelopment. Bordsen
indicated that he would be willing to pave some of the parking areas.
Duray asked if the paving requirement was the only recommendation that
Bordsen had issue with. Bordsen noted that it has not been determined
how much asphalt was needed. During indicated that it was his position
that the parking and circulation areas should be paved and parking striped.
Duray felt that waiving the curbing requirement was reasonable.
Bordsen noted that PreWire needs employee parking. Duray felt that
leasing some of the space on 2962 Rice Street to PreWire was a good use
for the property and a good solution for PreWire. Bordsen noted that if he
has to pave the parking area, he will have to pass the cost on to PreWire.
Fischer asked about potential users of 2968 Rice Street. Bordsen again
noted that the house would likely be office space or a hair stylist. He
anticipated that other buildings on the property could be leased for
contractor's shops. He stated that he wanted to avoid a cabinet shop since
that would trigger the installation of a sprinkler system. Fischer stated that
his concern was that the back buildings would be used solely for storage
and would have no office use. Bordsen indicated that he saw small office
uses with warehousing or storage in the back buildings.
Bordsen suggested that at this point there be some discussion of the 2962
Rice Street property. The Planner indicated that the Commission could
discuss this property, and then take action on each parcel individually.
PUD PERMIT — Bordsen requested approval of a Planned Unit Development (PUD) Permit
2962 RICE to accommodate expansion of commercial vehicle parking and joint
STREET — parking with 2948 Rice Street for the property he owns at 2962 Rice
BORDSEN Street.
The City Planner reported that PreWire Specialists is located to the south
of 2962 Rice Street, and needs additional parking space for employee
29
