vehicles. The Planner noted that when PreWire initially occupied their <br />space at 2948 Rice Street, parking was adequate as most employees were <br />taking their work vehicles home. However, due to a change in insurance <br />requirements, this situation has changed. The Planner noted that in <br />addition to parking at 2962 Rice Street, it appears that PreWire has been <br />parking some vehicles at 2968 Rice Street as well. The Planner reported <br />that off -site parking is a use that can occur under the Code. A PUD Permit <br />in this case would allow this parking an as interim activity until the <br />property is redeveloped. The Planner felt the use was a reasonable one, <br />and recommended approval subject to compliance with the <br />recommendations outlined in his October 4, 2013 report. Those <br />recommendations include the paving of parking areas and drive aisles and <br />the striping of parking spaces. The Planner recommended waiving of the <br />curb and gutter requirement. <br />Duray asked how long this interim use would occur pending <br />redevelopment of the property. The City Planner indicated that there was <br />no way to know that. <br />Steve Hugdahl, PreWire, confirmed that due to insurance requirements, <br />most employees are not able to take work vehicles home. Hugdahl <br />reported that PreWire has worked out an arrangement with Bordsen for the <br />lease of parking space on the 2962 Rice Street property. Given there has <br />been an issue with vehicles encroaching onto the 2968 Rice Street <br />property, PreWire has been paying that property owner a rental fee and <br />has added some parking on that lot as well. Hugdahl indicated that the <br />leasing of 2968 Rice Street for parking is not necessary, however. <br />Duray asked how many cars PreWire needs parking for. Carl Conkler, <br />PreWire, estimated 60 vehicles. Duray asked the time duration. Hugdahl <br />did not anticipate that the need would go away, and indicated that PreWire <br />would have to make this work or come up with a plan. <br />Duray asked if the property not used for parking or drive aisles would be <br />left green. The Planner indicated that only the property used for parking <br />or drive aisles would need to be paved. Duray stated that his <br />recommendation would be that any property not used for parking or drive <br />aisles be left green. If additional parking is determined necessary in the <br />future, Duray felt that is when it should be paved. Fischer felt that <br />PreWire would benefit from the paving and striping of the parking areas as <br />it would make them more organized, thus accommodating parking more <br />efficiently. <br />Barraclough asked if parking areas in front of and behind the house at <br />2968 Rice Street would be paved.
