DETAILED WORK PLAN- continued In summary, the Design Development phase will provide additional evaluation, further detail, further development, and expand upon all of the services provided in the Pre - design and Schematic design phases (as outlined earlier). Design Development deliverables will include the following: • Summary of security, networking, and telecommunications with Little Canada (as required) • Summary of sustainability goals and project objectives with Little Canada • Developed detailed designs for building and site • Computer generated models of final building design • Plans for all systems, including mechanical, electrical, plumbing, and maintenance equipment • Update of estimated costs based on final design (with C.M.) • Updated project work plan (with C.M.) • Updated estimated project schedule (with C.M.) • Updated systems analysis, report, and recommendations • Updated maintenance equipment analysis and summary report • Updated space program (if any changes are made) • Completion of Design Development package To begin the Construction Document phase, we will incorporate the City's feedback and proposed modifications from Design Development review, in order to proceed with design. Our team will continue by producing all of the drawings and specifications to form the basis of the project's Construction Documents. Additionally, we will revise the review of constructability, including mitigation plans for any long -lead items (many maintenance equipment and servicing items have a long -lead time), maintenance equipment traffic and access, safety, and construction staging. We will also create a City project communication plan to clarify the City's final approval procedures and required documents. The Construction Document phase will involve preparing updated construction documents including the final building designs, site plan, landscape plans, architectural plans, sections, elevations, details, schedules, structural drawings, mechanical, electrical, and plumbing drawings, incorporation of all sustainability components, City personnel coordination, details and construction specifications. We will continue to coordinate with the entire Planning Project Team throughout the entire process to ensure that we provide for the best interest of the City, and provide the project on schedule and within budget. 38 10 �aunU��
