DETAILED WORK PLAN- continued As we continue to develop alternative design concepts discussed in the Pre - design phase, our Team will continue to work as a team with the entire Planning Project Team, the Construction Manager, the City council and all other stakeholders to ensure the overall success of the project. Additionally, we will evaluate how the overall systems design will integrate into the existing commercial building (if applicable at that time) and the new building(s), and continue to progress the ideas, evaluation, and deliverables of the Pre - design phase. Our Team's ongoing evaluation and design will also take into account the functional, sustainability and cost Impacts that are critical to the City and this project's ultimate success. Throughout the entire process we will assist the Construction Manager in developing accurate construction cost estimates based on the Schematic Design documents. The Schematic Design services will include the necessary site design, building designs (including any renovation), mechanical, electrical, structural design, utilities design, demolition /removals, all pertinent party coordination, incorporation of sustainability components and construction cost coordination. In summary, the Schematic Design phase will provide additional evaluation, further detail, further development, and expand upon all of the services provided in the Pre - design phase (as outlined earlier). Schematic Design deliverables will include the following: • Recommendations on security, networking, and telecommunications with City of Little Canada (as required) • Summary of sustainability goals and project objectives with Little Canada outlining solutions, payback and project costs • Several schematic building plan options • Several schematic site plan options • Final site and building plan of preferred option • Cost estimate of preferred designs (with C.M.) • Updated project work plan (with C.M.) • Updated estimated project schedule (with C.M.) • Report on recommended mechanical / electrical systems • Summary of systems analysis, report, and recommendations • Maintenance equipment analysis and summary report • Final space program document • Completion of Schematic Design package Upon completing the Schematic Design documents, we will facilitate a project meeting with all the pertinent stakeholders to review the documents and receive project feedback prior to beginning with Design Development. 36
