DETAILED WORK PLAN- continued As our team develops the documents for the Pre - design phase, including conceptual diagrams, drawings, models, and design guidelines we will also provide a thorough analysis of the systems equipment, maintenance equipment, and materials that are to be stored, maintained, serviced, and used at the maintenance facility. Identifying and evaluating the potential future HVAC equipment, maintenance equipment, systems, and materials to be used at the site are critical to the long -term success of the facility. This document will help provide the appropriate direction for the overall site and building designs, systems designs, initial cost estimates, initial scheduling goals, environmental impact, operational impact, and ultimately the successful feasibility of the project. Concurrently we will begin developing schematic designs of the maintenance facility and systems for discussion and review by the City staff and the Construction Manager. We find this step to be invaluable in that it provides an accurate representation of the overall systems of the building and site, the potential detailing, and overall operations of the facility. As an integral part of the design process, the conceptual diagrams generated are updated along with the evaluations, plans, and all associated documents during all of the design phases for an accurate representation of the final built product. The Pre - design services will also include coordination with all stakeholders and the Construction Manager for development of the cost estimate, estimated project schedule, conceptual plans, program analysis, utility review, code analysis, environmental assessment, project work plan, incorporation of sustainability components and the completed Predesign document. Pre-Design deliverables will include the following: • Summary of sustainability goals and project objectives • Diagrammatic conceptual site and building options • Initial space program document • Initial project work plan • Estimated project schedule and budget (with C.M.) • Initial recommendations for mechanical /electrical systems • Maintenance equipment recommendations To begin the Schematic Design phase, we will review the deliverables that were the end result of the Pre - design phase with the staff of Little Canada, and all other project associated conditions, to consider the project design constraints and opportunities. We will also synthesize the facility staff suggestions with any other pertinent parties of the City to ensure all parties are in clear agreement of the objectives and potential outcome of the project. 7 35
