905.050. LOT REQUIREMENTS AND SETBACKS. The following <br />minimum requirements shall be observed in an "R -1" District subject <br />to additional requirements, exceptions and modifications set forth <br />in this Ordinance. <br />A. Front Yards: Not less than thirty (30) feet. <br />2. Side Yards: <br />a. <br />b. <br />Any parcel of land upon which a single family <br />residence was constructed prior to June 25, <br />1980 shall maintain a minimum five (5) foot <br />interior side yard setback for the principal <br />building, future attached additions to such <br />building, and from any existing or newly <br />created lot lines. Legally non - conforming <br />accessory buildings constructed on single <br />family parcels prior to June 25, 1980 shall be <br />allowed to be rebuilt at their prior side yard <br />setback distance, provided such setback is at <br />least five (5) feet. Accessory buildings <br />shall in all other cases maintain a minimum <br />interior side yard setback of ten (10) feet. <br />In all cases, side yards abutting a public <br />right -of -way shall maintain a thirty (30) foot <br />setback for all buildings. <br />Except as provided in "a" above, the side yard <br />setback shall be no less than ten (10) feet on <br />an interior lot. line, nor less than thirty <br />(30) feet on a side yard abutting a public <br />right -of -way. <br />3. Rear Yards: Not less than thirty (30) feet. <br />905.060. BUILDING REQUIREMENTS. <br />A. <br />Height.
