The applicant is also proposing <br />to level out the site by bringing in 200 cubic yards of dirt. The <br />subject property is located within the R -1 Single Family <br />Residential zoning district. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />Section 903.020 (F) (4) of the Municipal Code requires all <br />accessory structures larger than 1000 square feet in size to obtain <br />a conditional use permit. Said approval is based on meeting the <br />following factors outlined in Section 921.010 "Conditional Use <br />Permits ": <br />1.
