Northwest Associated Consultants, Inc. <br />U R B A N P L A N N I N G • D E S I G N • M A R K E T R E S E A R C H <br />PLANNING REPORT <br />TO: Little Canada Planning Commission <br />FROM: Cary Teague /Stephen Grittman <br />DATE: 6 August 1993 <br />RE: Little Canada - John Sculley - CUP <br />FILE NO: 758.09 - 93.18 <br />BACKGROUND <br />John Sculley, 3000 Labore Road, is requesting a conditional use <br />permit to construct a 30 x 40 foot (1,200 square feet) detached <br />garage on his 26.58 acre property. The applicant is also proposing <br />to level out the site by bringing in 200 cubic yards of dirt. The <br />subject property is located within the R -1 Single Family <br />Residential zoning district. <br />Attached for reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />Section 903.020 (F) (4) of the Municipal Code requires all <br />accessory structures larger than 1000 square feet in size to obtain <br />a conditional use permit. Said approval is based on meeting the <br />following factors outlined in Section 921.010 "Conditional Use <br />Permits ": <br />1.
