The proposed construction of a 1,200 square foot garage will have <br />no negative impact on any of the policies and provision outlined in <br />the Little Canada Comprehensive Plan. The proposed structure meets <br />all of the City's minimum setback requirements, and is a <br />conditionally permitted use within the City. <br />There is a protected wetland on the subject property, however, the <br />proposed fill and construction site will have no impact, as it is <br />over 500 feet away. <br />2. The proposed site is or will be compatible with the present <br />and future land uses of the area. <br />The proposed is a conditionally permitted use on the property. The <br />area is zoned residential, and a detached garage for storage of <br />vehicles is not out of character with the present and future land <br />uses in a residential area. <br />3. The proposed use conforms with all performance standards <br />contained herein. <br />The applicant will be required to obtain a building permit, <br />therefore, the structure will have to meet all State Uniform <br />Building Code requirements for structural safety. Also, the <br />proposed filling project requires a fill permit issued by the <br />Little Canada City Council. These plans shall be reviewed by the <br />City Engineer, City Building Official and Watershed District. <br />4. The proposed use will not tend to or actually depreciate the <br />area in which it is proposed. <br />As long as the garage is constructed properly and used for storage <br />of vehicles or any other permitted use within the R -1 zoning <br />district, the proposed should not depreciate the area. <br />5. The proposed use can be accommodated with existing public <br />services and will not overburden the City's service capacity. <br />Construction of a 1,200 square foot (3 -4 car) garage will have no <br />effect on the City's public service capacity. <br />RECOMMENDATION <br />Based on the information contained herein, <br />recommend approval of the request subject <br />conditions: <br />our office would <br />to the following <br />1.
