Section 903.020 D.5 of the <br />Zoning Ordinance states that no building permit shall be issued for construction of a second <br />garage for a single family dwelling, except by conditional use permit. <br />The subject property is located within the R -1, Single Family Residential zoning district, is <br />irregularly shaped, contains a single family home with an attached 22 x 21 foot garage. The <br />proposed garage will be a detached 26 x 20 foot structure, and will be utilized for storage of a <br />boat and personal belongings of the applicant. In 1989, this lot was final platted as part of a <br />three (3) lot subdivision, under the condition that the subject lot would not be further <br />subdivided. This proposal will have no effect on this condition of approval, in fact, given the <br />proposed location of the garage, will help to prevent further division of the property. <br />Attached For Reference: <br />Exhibit A - Site Location <br />Exhibit B - Site Plan <br />ANALYSIS <br />As mentioned, Section 903.020 D.5 of the City Code states: "No building permit shall be <br />issued for the construction of more than one (1) detached or attached private garage for each <br />single family dwelling, except by conditional use permit... ".
